OVERVIEW
The donor casino has now been in operation for over ten years and has established itself as the premier casino on this particular Caribbean Island.
The donor casino would like to expand by adding another building which would house a nightclub, expanded gaming facilities, and a storage area. This would provide sports betting, a poker room, a small restaurant and a private gaming area and would also provide both live entertainment and DJ dancing along with special event planning.
The new facility would be built right behind the present casino and would be attached so that guests would enter and leave the facility by moving through the casino. The present plan involves Havana styled tiered seating with a stage including lighting and sound facilities. At present, there is no such facility on the island.
Presently, the Casino averages 210 guests per night. A projection was made that the nightclub could average 100 guests per night based on the present traffic. With a cover charge of $20 and an average drink spend of $50 per person, it is projecting a gross income of $210,000 per month and a yearly net profit of $1,500,000 conservatively estimated for the new nightclub alone.
REQUIREMENTS:
The sale of 50% of the casino for the sum of $5 million with the caveat the new partner will then be required to put in 50% of the cost of the purchase of the building and the expansion being $3.25 million for a total investment of $8.25 million.
Our estimates of income generation for the casino including the expansion bring an ROI of 19% with a payback of original funds in as little as 5.26 years.
In the alternative, the entire casino is for sale for $11,500,000. This sum includes the land and building and the casino business.
